For first home buyers

Find out what you'll really need to buy your first home

Stamp duty, grants, LMI and the Government's 5% Deposit Scheme all depend on your state and the price. We work out exactly which apply to you.

Work out my numbers

Every concession, checked

Nil duty in the ACT at any price. Nil duty on new homes in Queensland and South Australia. Exemptions up to $800,000 in NSW and $600,000 in Victoria and WA. We apply whichever fits.

Grants included

Buying new? The First Home Owner Grant ranges from $10,000 to $30,000, or $50,000 under the NT HomeGrown grant, and it comes straight off the cash you need.

Skip LMI with 5% down

Under the Government's 5% Deposit Scheme there are no income limits and no LMI, as long as the price is under the cap for your area. We check it for you.

The number most people get wrong

Your deposit isn't the cash you need. On top of it come stamp duty (unless you're exempt), registration fees, conveyancing, building and pest inspections and loan fees. If your deposit is under 20%, lenders mortgage insurance comes on top as well, unless you use the 5% Deposit Scheme.

Just want the duty? The first home buyer stamp duty calculator shows every state's concession, grant and 5% Deposit Scheme cap.

The full calculator adds all of it up, takes off any grant, and gives you one figure: the cash you need on settlement day. Then it shows the monthly repayment, what owning costs each week once rates and insurance are in, and how much equity you'd build over time.

Thinking of renting it out later?
