For investors

Will this property pay its way after the 2026 changes?

Negative gearing on established homes now has an end date, and capital gains are taxed differently from July 2027. Run the real numbers before you commit.

Analyse an investment property

Your weekly cost after tax

Rent in, every cost out, full loan repayments, then the tax effect for each owner. The number that actually leaves your account.

Negative gearing, year by year

Buying an established home now? See how much of your loss you can claim this year, what gets carried forward from July 2027, and when you use it up.

Land tax done properly

Calculated from the land value under your state's 2026 thresholds, so a high-land-value house in Sydney and a unit in Brisbane come out very differently.

Depreciation that matters

Add your quantity surveyor's figures. New builds start with an estimate, and second-hand plant and equipment is left out because it's not claimable.

Interest-only or P&I

Model an interest-only period, then see the repayment jump when it ends. The stress test shows what a 3% rate rise does to you.

What you walk away with

Sale price, agent fees, loan payout and capital gains tax under the new rules, for each owner. Then your annual return, compared like for like with shares or super.

New build or established? The gap just got wider.

Under the 2026 reforms, an established home bought today stops cutting your salary tax from 1 July 2027. A new build or off-the-plan apartment keeps negative gearing and can still take the 50% CGT discount when you sell.

Quick checks before the full analysis: stamp duty and land tax in every state.

That doesn't automatically make new better. New stock often costs more, grows slower and carries higher strata fees. Run both through the calculator, save them, and compare them side by side. The difference in weekly cost and long-run return is usually clearer than you'd expect.
