FAQ

Questions people ask before they trust a calculator

Is it really free?

Yes. Running an analysis is free and doesn't need an account. A free account lets you save properties, compare them side by side and download PDF and spreadsheet reports. There's no trial, no card and no paid tier.

How accurate is the stamp duty?

We use the rates and concessions each state revenue office publishes for contracts signed today, and we test them against the official calculators and worked examples. That covers general rates, owner-occupier rates, first home buyer exemptions, off-the-plan concessions and foreign purchaser surcharges. Check the final figure with your conveyancer, as unusual situations (pensioner concessions, trusts, mixed-use land) aren't covered.

Does it include the 2026 negative gearing changes?

Yes. If you buy an established home after 12 May 2026, rental losses still reduce your other tax for the 2026-27 year. From 1 July 2027 they're set aside and carried forward to offset future rental profits and the capital gain when you sell. New builds, off-the-plan purchases and homes bought before 12 May 2026 keep negative gearing.

How do you work out capital gains tax?

For sales from 1 July 2027 we follow the new rules. Growth up to 30 June 2027 keeps the 50% discount. Growth after that is taxed in full, but only after your cost is adjusted for inflation, and a 30% minimum tax applies to that part. New homes can choose the old 50% discount instead, and we pick whichever costs you less. Homes you live in the whole time are exempt.

Where does the weekly cost figure come from?

It's the rent you collect (allowing for vacancy), minus every running cost, minus your full loan repayment including principal, plus or minus the change in your tax bill. It's the money that actually leaves or reaches your bank account in the first year, divided by 52.

What interest rate and growth rate do you assume?

Defaults are set from the RBA's latest new-loan rates and long-run price data, and you can change all of them. Investor loans start at 6.55% principal and interest. Price growth starts at 5% a year for houses and 4% for units, which is close to the national average over the past decade. Try a lower figure too: the stress test shows what happens with no growth at all.

How do you estimate lenders mortgage insurance?

From current insurer pricing by loan size and deposit, with investors paying about 10% more. We add the stamp duty some states charge on the premium. Lenders use their own insurers, so treat it as a close estimate and type in your lender's quote when you have it.

Can I model a property with my partner?

Yes. Add up to six owners, each with their own share and income. We work out the tax effect separately for each person, which matters when one of you earns a lot more than the other.

Does it handle depreciation?

Yes. Enter the capital works (Division 43) and plant and equipment (Division 40) amounts from a quantity surveyor's schedule. For brand new homes we start you with an estimate. Plant and equipment can't be claimed on second-hand homes, so we leave it out there automatically.

Is this financial advice?

No. It's general information to help you understand the numbers. It doesn't know your full situation. Talk to a licensed adviser, accountant or broker before you commit.

What happens to my data?

Your saved properties are private to your account and stored on servers in Australia. We don't sell your data. You can delete your account, and everything in it, from Settings at any time.

Which states are covered?

All of them: NSW, Victoria, Queensland, Western Australia, South Australia, Tasmania, the ACT and the Northern Territory.
