First home buyers

On an established home, there's no duty up to $700,000; from there the concession shrinks in $10,000 steps until it ends at $800,000. On a brand-new home or vacant land to build on, a first home buyer pays no duty at any price, for contracts from 1 May 2025. Foreign buyers

Additional foreign acquirer duty is 8% of the price on residential land, on top of transfer duty. Foreign buyers can't claim the home or first home concessions.

How much is stamp duty on $800,000 in Queensland?
$29,025 for an investor. If you'll live in it, the home concession brings it down to $21,850. A first home buyer pays $21,850 on an established home at $800,000, because the first home concession ends there, and nothing on a brand-new home.
What is the home concession in Queensland?
Lower duty rates for anyone buying a home they'll live in, at any price. The saving is $7,175 on a home over $540,000. From 1 August 2026 you need to be an Australian citizen or permanent resident (or a specified foreign retiree) to claim it.
Do first home buyers pay stamp duty in Queensland?

Have Queensland stamp duty rates changed recently?
The general and home concession rates haven't changed since 2012. The changes have been to first home buyers: the established-home threshold rose to $700,000 in June 2024, new homes became fully exempt from 1 May 2025, and the residency rule started on 1 August 2026.
What are the registration fees in Queensland?
In 2026-27, $248.04 to register a mortgage, and $248.04 to register the transfer plus $46.56 for each $10,000 (or part) of the price above $180,000.
