First home buyers

First home buyer relief removes all duty on a brand-new home, an off-the-plan home or vacant land to build a new home on, with no price cap. There's no relief on established homes. See the SA first home buyer page for the grant and the 5% Deposit Scheme caps.

Foreign buyers

The foreign ownership surcharge is 7% of the price on residential land, on top of stamp duty. SA has no foreign surcharge on land tax.

How much is stamp duty on $800,000 in South Australia?
$37,830 for a contract on an established home or an investment. A first home buyer buying a brand-new home, off the plan or vacant land to build on pays nothing at any price.
Do first home buyers pay stamp duty in SA?
Not on a new home, an off-the-plan home or land to build a new home on, at any price. First home buyers of established homes pay full duty: there's no concession for them in SA.
Is there an owner-occupier discount in SA?
No. One scale applies to all residential property, whether you live in it or rent it out.
Does SA have an off-the-plan concession?
Not any more. The off-the-plan apartment concession ended in 2018. A first home buyer buying off the plan is covered by the first home buyer relief instead.
What is the foreign ownership surcharge in SA?
7% of the price on residential land bought by foreign persons, on top of ordinary stamp duty.
