First home owner rate from 7 May 2026

For contracts signed from 7 May 2026, first home buyers pay no duty on a home up to $600,000, then $16.15 per $100 of the price above that, up to $800,000. Vacant land is nil to $450,000, then $20.14 per $100 up to $550,000. There's no longer a separate Perth and regional limit. The WA first home buyer page covers eligibility and the grant.

Off-the-plan concession

For contracts from 12 March 2026 to 30 June 2028, an off-the-plan apartment or townhouse bought before construction starts gets 100% off duty up to $800,000, tapering to 50% at $900,000, with the saving capped at $50,000. Contracts signed during construction get 75%. Investors qualify, and the concession also reduces foreign transfer duty. The government is applying it under a pre-enactment notice while the bill goes through Parliament.

Foreign transfer duty is 7% of the price on residential property, on top of the general rate.

How much is stamp duty on $800,000 in WA?
$32,315.50 at the general rate. A first home buyer signing from 7 May 2026 pays $32,300 at $800,000, the top of the first home owner rate band; at $700,000 it's $16,150.
Do first home buyers pay stamp duty in WA?
For contracts from 7 May 2026, no duty on a home up to $600,000, then $16.15 per $100 above $600,000 up to $800,000. For vacant land it's nil to $450,000, then $20.14 per $100 up to $550,000. The same limits apply everywhere in WA.
What is the WA off-the-plan concession?
