The first home owner rate from 7 May 2026
For contracts signed from 7 May 2026, first home buyers pay no duty on a home up to $600,000. Between $600,000 and $800,000 they pay $16.15 for every $100 above $600,000, which is always less than the general rate. Above $800,000 the general rate applies. The rate follows the date you sign, not the settlement date.

Full duty is what a buyer who'll live in the home pays without the first home concession. Contracts from 1 July 2026.
Vacant land to build your first home on is nil to $450,000, then $20.14 per $100 above that, up to $550,000.

You need to be buying your first home in Australia and live in it. The WA Department of Treasury and Finance sets out the full conditions, including when you must move in and for how long.
