The First Home Buyers Assistance Scheme

For a new or established home, there's no duty up to $800,000. Between $800,000 and $1 million, the saving is the duty on $800,000, reduced in a straight line to nothing at $1 million. For vacant land to build on, the same works between $350,000 and $450,000. The scheme isn't income tested.

Full duty is what a buyer who'll live in the home pays without the first home concession. Contracts from 1 July 2026.

Who qualifies

You need to be an individual aged 18 or over, an Australian citizen or permanent resident, buying your first home in Australia, and you need to live in it. Revenue NSW sets out the full conditions, including when you must move in and how long you must stay.

Grants and the 5% Deposit Scheme

The grant is only for brand-new homes, so a first home buyer of an established home gets the duty exemption but no grant.

Do first home buyers pay stamp duty in NSW?
Not on a home up to $800,000, new or established. Between $800,000 and $1 million you pay part of it, and from $1 million the full amount.
How much stamp duty does a first home buyer pay on $900,000 in NSW?
$19,593.50, instead of $34,687. The saving is the duty on $800,000, scaled down by how far the price is into the $800,000 to $1 million band.
What about vacant land in NSW?
First home buyers pay no duty on land up to $350,000 to build a home on, and a reduced amount up to $450,000.
Is there an income test for the NSW first home buyer exemption?
No. You need to be an Australian citizen or permanent resident, aged 18 or over, buying your first home, and live in it.
Can I get the first home owner grant as well?
Yes, if the home is brand new. The NSW First Home Owner Grant (New Homes) is $10,000 for new homes up to $600,000, on top of the duty exemption.
Can I use the 5% Deposit Scheme in NSW?
Yes, for homes up to $1.5 million in Sydney and regional centres, or $800,000 elsewhere in NSW. You buy with a 5% deposit and the government guarantee means no lenders mortgage insurance.
