The exemption has ended
From 18 February 2024, first home buyers of established homes worth up to $750,000 paid no duty. That only applied to transfers that settled by 30 June 2026, and it wasn't extended. A contract signed before then that settles later doesn't qualify. First home buyers now pay the same rates as everyone else.

The $20,000 grant covers contracts for brand-new homes signed from 1 July 2026 to 30 June 2027; it was $30,000 before 1 July 2026.
