NSW transfer duty rates from 1 July 2026

One scale for homes and investments. The thresholds are indexed every 1 July; these apply to contracts signed from 1 July 2026. The minimum duty is $20.

First home buyers

The First Home Buyers Assistance Scheme removes duty on a new or established home up to $800,000. Between $800,000 and $1 million the saving shrinks on a straight line to nothing. For vacant land to build on, the exemption runs to $350,000 and the concession to $450,000. There's no income test, but you need to be an Australian citizen or permanent resident and live in the home. The NSW first home buyer page has the details and the grant.

Foreign buyers

Foreign persons pay surcharge purchaser duty of 9% of the price on residential property, on top of transfer duty. Once you own it, NSW also charges foreign owners a 5% surcharge land tax every year; see the NSW land tax calculator.

Registration fees

On top of duty, NSW Land Registry Services charges $182.73 to register the transfer and $182.73 to register your mortgage in 2026-27. The calculator includes both.

Questions people ask

How much is stamp duty on $800,000 in NSW?
$30,187 for a contract signed from 1 July 2026, whether you'll live in it or rent it out. A first home buyer pays nothing at that price under the First Home Buyers Assistance Scheme.
Do first home buyers pay stamp duty in NSW?
Not on a home up to $800,000, new or established. Between $800,000 and $1 million there's a sliding concession, and above $1 million full duty applies. For vacant land the exemption runs to $350,000, with a concession to $450,000.
Is there a stamp duty discount for owner-occupiers in NSW?
Not unless you're a first home buyer. NSW charges the same transfer duty on a home you live in as on an investment property.
What is the foreign buyer surcharge in NSW?
Surcharge purchaser duty of 9% of the price on residential property, on top of transfer duty, for foreign persons. On a $1 million purchase that's $90,000 extra.
Do NSW stamp duty thresholds change each year?
Yes. The bracket thresholds are indexed every 1 July, so the same price can attract slightly less duty than it did the year before. The figures here are for contracts from 1 July 2026.
What is premium property duty?
The 7% rate on the part of a residential price above $3,870,000. It replaces the 5.5% rate from that point.
What other government fees are there?
NSW Land Registry Services charges $182.73 to register the transfer and $182.73 to register a mortgage in 2026-27.
