Victorian land transfer duty rates
The general rates, unchanged since 1 July 2021. Duty is rounded to the nearest dollar.

The principal place of residence concession
Anyone buying a home to live in for $550,000 or less pays these lower rates instead. Above $550,000 the general rates apply to the whole price.

First home buyers
No duty up to $600,000. Between $600,000 and $750,000, the general duty is scaled by how far the price is into that band and rounded down to the dollar. Above $750,000 there's no concession. It applies to new and established homes and to vacant land. More on the Victorian first home buyer page.
Off-the-plan concession
For contracts signed from 21 October 2024 to 20 April 2027, any buyer of an off-the-plan apartment, unit or townhouse pays duty on the price less the construction costs still to come when the contract is signed. The SRO lets you use fixed percentages instead of actual costs. The calculator assumes construction hadn't started and a building of up to three storeys, which deducts 60% of the price; for a four-storey or taller building the deduction is 75%.
Foreign purchasers
Foreign purchaser additional duty is 8% of the full price, worked out before any off-the-plan deduction, and added to ordinary duty.
The 2026 election
In its budget reply on 12 May 2026, the Coalition said young Victorians buying their first home could save up to $55,000 in stamp duty, the duty on a $1 million home. It's an election promise for 28 November, not law. Until legislation passes, the current $600,000 exemption and $750,000 cap apply.
